The properties located at 1497 Woodroffe Avenue and 1710 Merivale Road, collectively known as the Southern Corridor, are being advanced for development through the National Capital Commission’s (NCC) Lands for Homes program.
The NCC is supporting the Government of Canada’s commitment to address the housing crisis by identifying underused federal lands that can be mobilized for new housing supply, including affordable and inclusive housing options across the National Capital Region. The Southern Corridor comprises 36.42 hectares of federally owned land between Merivale Road and Woodroffe Avenue. The property is bounded by Merivale Road to the east, the rail corridor to the south, Woodroffe Avenue to the west and the established Meadowlands community to the north.
Given its proximity to major transit corridors, existing municipal servicing infrastructure, and several nearby amenities and community services, the site supports sustainable, transit-oriented residential development.
The parcel is identified as non-designated in the NCC’s Capital Urban Lands Plan and designated as a Development Reserve in the City of Ottawa zoning bylaw. The parcel is designated as Neighbourhood, and as Mainstreet Corridor, in the City of Ottawa Official Plan.
Consistent with NCC priorities for environmental stewardship and quality of life, it is envisioned that the site will have a significant area dedicated to green space, helping to preserve natural features, support biodiversity, and provide residents with access to parks and open space. This contributes to the creation of a complete, connected and inclusive community with a meaningful proportion of affordable housing options, aligned with federal objectives for livable neighbourhoods and responsible land management.
Public engagement
The City of Ottawa invited residents and stakeholders to attend a drop-in public information session on Monday, June 15, 2026 anytime between 7:00 – 8:30 pm at Julian of Norwich Anglican Church, located at 7 Rossland Ave (Merivale Road at Rossland Avenue and Withrow Avenue).
The purpose of this meeting is to seek feedback on preliminary ideas for the Algonquin Station Secondary Plan and Baseline-Merivale Secondary Plan. Residents and stakeholders will have the opportunity to review display boards, have discussions with City staff and consultants, and provide feedback.
To support this objective, the NCC is also seeking feedback on preliminary ideas for the Southern Corridor (included in the Baseline-Merivale Secondary Plan) until July 15, 2026. Please fill out the form below to share your thoughts.
